About the site


This touring park is set within the grounds of the 1763-built, Palladian-style Paxton House, along the peaceful banks of the River Tweed. With scenic walking routes, incredible views, dark skies, a gift shop showcasing local makers, a play area, and house tours available for an additional fee, there's something here for everyone. Guests can choose from 30 spacious hardstanding pitches measuring 8m x 12m, et within the brick walls of a Georgian walled garden. These pitches are suitable for roof tents, motorhomes, caravans, and campervans. Please note that this site does not have any toilet or shower facilities, so guests must have access to their own. During your stay, you'll enjoy free access to the 80-acre estate, ideal for wildlife spotting and relaxed strolls before stopping by the onsite tea room for a bite to eat. While exploring the grounds, you will also see Scotland's only surviving 18th-century water mill, and with direct river access, visitors can take a boat trip (during summer) or watch salmon netting along the river. Please note that the Paxton House and it's grounds are only open between late March and late December A local village pub is just a ten minute walk away, while the historic town of Berwick-upon-Tweed can be reached in ten minutes by car. Up to two dogs are welcome per pitch. Please ensure they are kept on leads while exploring the grounds. The Stables Tearoom and Courtyard is also dog friendly. The site allows raised BBQs. Sorry, campfires are not permitted here.

Please note that this site does not have any toilet or shower facilities, so guests must have access to their own. Onsite there are battery charging and disposal points. Touring guests have unlimited access to the Paxton Grounds and Gardens, though House Tours are available for an extra fee (please note the House and Grounds are only open between late March and late December).

The Stables Tearoom is open from Easter-December, serving light lunches and cakes made with locally sourced ingredients (takeaway is also available). You can find the Gift Shop and Pop-Up Shop for souvenirs and toys. Kids will enjoy the woodland adventure ground, with swings, a zip wire, a slide, the den-building zone, and the indoor playroom filled with toys, games, and drawing materials.

For outdoor games, you will have access to the lawns for putting or croquet. You can borrow equipment from the Gift Shop between May-September. There are several walking trails and gardens, and access to the River Tweed for boat trips (15 days each month, all summer).

A ten minute walk takes you to The Cross Inn in Paxton village, and there's a Londis, Asda, and Premier a ten minute drive away.

Built in the mid-1700s, Paxton House overlooks the River Tweed and is considered one of the finest Palladian houses in the country. It was created to reflect the taste, wealth, and status of Patrick Home of Billie, who inherited a fortune in the 1750s.

Although Patrick later inherited another estate and passed Paxton House to his cousin, the house remains an example of neo-classical design inspired by Italian architecture. This influence can be seen throughout the interiors, from the decorative ceilings and walls. We even have one of the largest Chippendale furniture collections in the world!

Today, after passing through several generations of the Home family, many of the 18th-century interiors remain unchanged, preserving Paxton House much as it would have appeared during its previous days. The house and grounds continue to welcome visitors to learn about its history, wander through its gardens, and explore its beauty.

During the summer months, enjoy a relaxing 45-minute boat trip along the River Tweed, where volunteers explain the local wildlife and history. For an additional fee, visitors can also take a guided house tour, exploring the neo-classical interiors, art collections, picture galleries, and historic kitchens while uncovering fascinating history.

Children will love the onsite adventure playground, and there is also a range of seasonal events held throughout the year.
