Seal Bay Resort is a 300 acre holiday park with direct beach access in Selsey on the Sussex Coast. Great for families, there are indoor swimming pools, an outdoor splash pad, lido, Wave Rider, gym, arcade, adventure golf, climbing walls, craft activities and more. For food and drink, there are a range of restaurants and bars, plus takeaways with delivery to your pitch. Tents and tourers can choose from a range of grass and hardstanding pitches!

Medium Tent - Large Non Electric Grass PitchesJul 2026

We had such a great stay at Seal Bay Resorts! We brought our own camping equipment and stayed on one of the camping pitches, which was well-maintained and had everything we needed. There was so much to do throughout our stay, with plenty of entertainment options for all ages, and a fantastic choice of places to eat and drink. We also loved that the beach was just a short walk away—it was beautiful, clean, and perfect for relaxing. The highlight of our trip was spotting a seal swimming along the coast, which made the experience even more special! Overall, we had an amazing time and would definitely recommend Seal Bay Resorts to anyone looking for a fun camping holiday with lots of activities, great facilities, and easy access to a lovely beach.

We really enjoyed the stay. Weather was kind, lots of activities and entertainment, every tent had a large space. Cleanliness in bathrooms not great, especially male bathroom as the toilet was blocked. The toilet was covered by a black bag rather than being clean. Toilet brushes not provided in toilets. Family rooms - only 2 for such a large amount of people. One of them was not even working. The Nisa shop was very limited. Otherwise, the maintenance guys in orange vests were very helpful and seem to be happy! Recommend place if you like to be entertained!

Lovely campsite, really large, lots to do, some people left toilets in disgusting state felt sorry for cleaners. Lots of children left to run riot and roam all over, not campsite's fault but feel security could do more. Would recommend but feel we are now ready for child free camping 😉

The cleanliness was not up to standard. First impression of toilet and shower block was not good, outside seating area of facilities on the beach was very poor. Mini bus on site did not appear to run very well often, ended up walking to restaurants, 20 mins walk in heat for 2 x 70 year olds not good. Perfect for family entertainment but not my choice.

Quality site with lots to do all over, from wave rider to arcades to bingo. Plenty of places to eat and not really that expensive either. Fully recommend - A+++++

Good campsite and location over all. The communal toilet block could do with a few additional toilets considering the size of the site. Space for camping was fine. It's a large site overall, so if you are using the other facilities there, you might want to use the bus for transportation. The site was clean and friendly with least access to the beach as well. The reception desk shop could do with some additional stock items, like matches and fire lighters but other than that, it was all good. The only real issue was that the app didn't work for some reason, but as we were using the site as a base for the FOS, it didn't matter but that could have been an issue.

Trailer Tent - Large Electric Grass PitchesJul 2026

Not our usual type of campsite but as we were coming with a 15 year old grandson, the many onsite activities were appealing. We booked a camping pitch with electric. We did arrive at the absolutely last of check in, but the staff were very helpful even though with the many different parts and sites on the same road, it was difficult to find. The camping pitch was spacious. Enough for a 4 man tent, a trailer tent and 2 cars. Electricity hook up was reliable. Plenty of showers and toilets close by. They were clean but a little tired. The showers were lukewarm. Onsite laundry was a huge bonus. Its about a 30 minute walk to the shale beach. No information was given, on arrival as to the location of the restaurants and other activities and entertainment. I found this randomly by walking along the beach. Found the flow rider and amusement arcade but never found the restaurant, bowling alley, climbing wall etc. Having read about the multi million pounds investments. It didn't deliver. The resort seems to be geared very much towards the holiday homes The app that you have to download for access was not needed. If you accept this as just a campsite then it is good value and would definitely stay again. You may be disappointed.

This was our first time camping (we are a couple & our 4 year old daughter). We were so pleased with the cleanliness of the shower/toilet block and washing up/clothes washing facilities if needed. Reception were also helpful letting us freeze water bottles in their freezer and selling essentials if you needed them. The resort itself is great with just a short walk to a really good park, the arcades, indoor & outdoor pools, shops, bars & entertainment. The only points we would mention as ideas to improve - showers there was no temperature control and I feel shower temp. Is down to personal preference. No paths to walk to the other sites where the facilities are so have to walk on the main road which is narrow when cars come and uneven down the edges so hard with buggies. Ticket shop at the waterfront quay closed at 8pm night before check out for a lot of us so we couldn't change our tickets for toys. Noise from other campers late at night but I suppose not much you can do about that. Overall, a really great place and we will more than likely come again!

Stayed during a weekend in July. There was a festival at the far end of the camp ground, with Toploader headlining. That was pretty cool but also sad that we were not eligible to enter the actual festival area as it is reserved only for owners, with no options for campers to pay extra to attend. On the plus side, facilities were quieter as owners were captive at the decoy festival. The site is sprawling and we only got to see the beach area. Lots of activities but most with an up charge. We enjoyed the evening shows which were lovely, family directed entertainment. Showers were functional but not particularly pleasant or modern for 2026. Pool was a fun area with 2 slides, 2 pools and 1 rapids area. Signage needs looking at as it isn't clear what age and height can use the slides. It seems like our kids were not allowed, but then it seems they were if adult supervised. The restaurant food was relatively poor for the price. We tried the BBQ restaurant and was disappointed with the food. Although service via the app was quick. Overall, an interesting concept to combine camping with such a wide variety of activities. But campers are definitely felt to be inferior, despite paying a relatively steep price for a camp pitch.

I really wanted to enjoy this weekend but it felt like we were staying at a festival. Toilets were not clean, campsite was very loud. The site is very open with no hedging between pitches and subsequently there was lots of “spread” from certain pitches. Nothing specifically bad, just not particularly good.

Facilities rated poor as shops closed very early and not stocked well. Takeaway outlets such as 'the real Greek' not open on a busy Thursday evening - only takeaway open was a quite poor fish and chip shop. As wanted to go back to van and have a drink, had to pay £23 for a bottle of cheap wine at the bar.

Cannot recommend this site more, we have a Tentbox so was at the touring section and the pitch was plenty big enough and nicely located next to the kid's play park and football/basketball courts. Out and indoor swimming pools were both clean and tidy. Right on the a lovely beach (pebbled not sand). Lots of choices for food if you want to eat out. As it's such a big site, they run a free bus shuttle service which is a great touch. We have children aged 5-12 yrs old and all had a great time.

Good, clean pitch, showers and toilet very good. Free bus around site, great but entertainment advertised didn't take place. Top venue room was closed, very poor as ended up going around in bus to find a venue

Excellent campsite. Most of staff very helpful. Only person who we encountered who wasn't was one of the bus drivers. Didn't seem to want to help, just told me to download a map. Fairground a little tired. Beach was excellent, swimming pools were also good and clean.

Had a fantastic time at the resort. Everything was there in the resort. The only issue I had was the cleaning in the camping area's toilet/shower block. At times, it was quite messy and required additional cleaning due to the number of people present; however, this would not deter me from returning.

We had a lovely family weekend away. The campsite is a 15 min walk from the beach, entertainment, food vendors and shop - there is everything you could need onsite, but there is an Asda a 5 mins drive away also. If you want to stay away from the entertainment etc, you are far enough away from everything to enjoy peace on the campsite. The facilities are well maintained and the staff were helpful and friendly. We are planning to book again for next year.
