About the site
In a secluded six-acre meadow, this working farm site offers a chance to reconnect with the wilderness and camp with unspoilt views of farmland and the Suffolk coastline. Perfect for the whole family and within a 15-minute walk of Southwold and its iconic beach huts. There are 30 spacious grass pitches within the meadow, all of which are non-electric and suitable for tents. Pitches are unmarked, allowing up to eight guests, with plenty of space so everyone can spread out with a relaxed feel to the place. The campsite also has four glamping pods on offer, each fully insulated with an ensuite shower room and double bed, with the addition of a mezzanine bunk in two of the pods for children. The pods have a handmade country-style kitchenette featuring a Belfast sink, hob and microwave oven, plus a TV and wood burner. The exterior decking allows guests to enjoy the outdoors at every opportunity. Each pod has a luxury wood-fired hot tub, an outside table and an area with outdoor seating and a fire pit with a grill to expand your cooking options. The pods are identical, with subtle interior differences, each spaced 20m apart providing plenty of privacy for guests in each pod. Dogs are welcome on the campsite, but please note that due to being a working livestock farm they must be kept on leads at all times. Two out of four of the glamping pods are also dog friendly. Fires are allowed in fire pits (as long as they meet the 'fire pit specifications' required by the campsite), and wood can be purchased onsite.
Camping is available from March until October. Glamping is open year round. Pitches from £36/night for 2 people.

Site rules and policies
Cancellations made more than 30 days before check-in will be subject to your 50% non-refundable deposit paid
Cancellations made within 30 days of the holiday start date will not be refunded
Cancellations or stays shortened due to adverse *weather* conditions will not be refunded outside of our cancellation policy
The date of you stay can be altered up to 48h before check in for a £10 fee - this date change must remain within the same camping season

Campfires are permitted only in fire pits approved by the site upon arrival - these must must be raised off the floor to the height of at least 30cm, have a fire proof mat underneath and a bucket of water next to it at all times. We also have wood available to buy between the hours of 8am - 5pm. No fires on the ground at all.
No naked flames inside tents
No loud noise after 22:00 and before 07:00
Do not cross the surrounding fence into the neighbouring fields under any circumstance, as they contain livestock!
Admission
Admission and access to your pitch is only permitted after checking in at the reception.
We reserve the right of admission. We only accept responsible guests that are considerate to fellow campers/guests and be respectful of the environment. Guests must not pitch up within an unreasonable distance of other campers.
Please check your Booking Confirmation and notify us of any errors immediately.
Changes to your holiday
Please refer to the individual cancellation policy for each unit. We recommend that you take out the appropriate insurance to cover any losses.
Cancellations that are made outside of our booking policy due to the event of adverse weather, including but not limited to rain, wind, storms, heat or other weather-related disruptions are non-refundable. As weather conditions are beyond our control, refunds or compensation cannot be provided for cancellations or shortened stays resulting from weather events
Dogs
Dogs must be supervised at all times and be kept on leads.
An up to date Vaccination record must be shown on arrival to the campsite.
Noisy dogs that disturb the sleep of other guests will sadly be asked to leave the site and we will not be able to offer refunds under these circumstances. Dog owners MUST clean up responsibly after their dog. Not taking responsibility for your dog's mess will result in the cancellation of your stay without a refund.
Guide dogs are allowed on site free of charge. The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act.
Extras / Vehicles
Please only park in the allocated parking bays and drive at no more than 5mph when entering, exiting and on-site. We take no responsibility for accidents. No traffic movement on site between midnight and 0600. We take no responsibility for accidents, injuries theft, loss, or damage to property. Broken glass must be reported to the management and cleaned up immediately. You are responsible for marking the area where the glass has been broken until the management can deal with it and assure it is safe.
General
In the event of a complaint, please speak to the management immediately. Complaints that are not brought to the management's attention during your stay cannot be dealt with once you have left the site. We will not respond to incidents between 0000 and 0800 unless it is an emergency.
Quiet hours must be respected between 10 p.m. and 7 a.m. music must be kept at a low volume. The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable/unresponsible or overtly antisocial. No refunds will be offered. The site is not liable for any refund in the event of forced manoeuvre.
SAFETY / SECURITY
Please note campers take full sole responsibility for their possessions and valuables. Do not leave valuables unattended. The campsite is not liable for loss, damage or theft.
Reception
The reception is unmanned after 5p.m, please call the number displayed at reception and someone will help you further.
Please inform the site should you expect to arrive after reception hours.
Safety
Barbecues are permitted but must be attended by an adult at all times. We allow guests to bring their own fire pits but they must meet the fire pit specifications found at the bottom on this section. Firearms are not permitted. Guests are advised to bring a good quality torch with them as the site is unlit. Please do not touch or feed ANY animals you encounter. This includes wildlife, farm stock, and the site's own dogs.
Visitors
Visitors must leave the premises by 10 p.m.
FIRE PIT SPECIFICATIONS-
YOUR FIRE PIT/BOWL MUST:
BE FULLY SELF CONTAINED:
- Made of steel, cast iron or a non-combustible material
- NO GROUND FIRES PERMITTED
- It must not allow embers, ash or coal to fall on the ground
BE ELEVATED OFF THE GROUND:
- Must be a minimum clearance of 30cm from the ground
- Must have legs or a stand - of complete stability
- No direct contact with any campsite surface
- Must have a fire-retardant mat underneath at all times (these can be found on Amazon very inexpensively)
HAVE A SOLID BASE OR ASH CATCHER:
- Must include a solid bottom plate
- Must prevent ash or hot debris from escaping
BE OF A SUITABLE SIZE:
- Must be easily manageable and not oversized
- Max Diameter - 600mm
NOT PERMITTED ON SITE:
- Open ground fires
- Fire Pits dug into the soil
- Makeshift or homemade fire pits/bowls that do not meet the above requirements
- Large bonfire style setups
- Fire bowls placed directly on grass
- No open flames inside tents
APPROVED FUEL TYPES:
- Clean, dry firewood
- Head beads/cooking charcoal (for cooking use only)
Firewood is available to buy from reception between the hours of 8am - 5pm.
SAFTEY REQUIRMENTS
- A bucket of water must be kept nearby at all times
- Fires must always be supervised by a responsible adult
- Fires must be fully extinguished before retiring for the evening/night
- Fires are not permitted under any circumstance during a SITE FIRE BAN - please ask upon reception when you arrive
SITE PROTECTION
- A fire retardant mat must always be underneath your fire pit/bowl
- Ash must be completely cooled and removed or disposed of in the designated ASH BIN - located on the concrete area by the bins
- Any damage to the campsite grounds may incur repair charges
CAMPSITE AUTHORITY
Management reserve the right to:
- Inspect your fire pit/bowl
- Prohibit use if deemed unsafe
- Ban fires during high-risk weather conditions
