Nestled in the beautiful Scottish countryside, yet just a 30 minute drive from the vibrant city of Edinburgh, Linwater Caravan Park offers the perfect base for a family getaway, outdoor adventure or relaxing break. With an onsite play park, dog walking area and well-stocked shop, there's something for everyone to enjoy. The park is also ideally located just minutes from the Edinburgh International Climbing Arena, one of Europe's largest indoor climbing centres, and the exciting Lost Shore Surf Resort, home to Europe's largest inland wave pool. For those who prefer a slower pace, the picturesque Union Canal and River Almond are right on the doorstep, making the park a fantastic choice for walkers, cyclists and keen anglers alike. Guests can enjoy spacious grass pitches measuring 8m x 10m, each with a 16-amp electric hook-up, ideal for family-sized tents, caravans, motorhomes and trailer tents. Alternatively, choose from electric hardstanding pitches measuring 8m x 11m, or fully serviced hardstanding pitches. Both include a 16-amp electric hook-up, while the fully serviced option also provides a fresh water connection and grey waste drainage. These pitches are suitable for caravans, motorhomes and campervans. The park is designed to make your stay as easy and enjoyable as possible. The reception shop stocks a range of essential groceries, camping supplies and everyday items, while younger guests can burn off some energy in the onsite play park. If you're keen to explore the surrounding area, both traditional bicycles and electric bikes are available to hire from reception. The nearby River Almond and Union Canal also provide excellent opportunities for fishing, walking and wildlife spotting. Four-legged family members are just as welcome too, with a dedicated dog walking area at the rear of the park. Up to two dogs are permitted per pitch. Fancy dining outdoors? BBQs are welcome, provided they are raised off the ground. Please note that open fires are not permitted. For those looking for a little extra comfort, a selection of holiday homes and luxury lodges is also available onsite.

Facilities include an amenities block with privacy cubicles with sinks, toilets and urinals. There is also heated electric showers with changing areas.

A fully accessible washroom is available along with a separate family room which includes a bath tub, shower, baby changing area and hair dryers.

A dish-washing area and indoor camping kitchen is also provided, along with free WiFi. You'll also find a coin operated laundry room with washers and dryers and ironing facilities, as well as outdoor clothes airers.

Families will love the play park with climbing frame and swings, as well as the TV area with games. Electronic and push bikes can be hired on site for a daily fee. A dog walk at the back of site offers great views. Fishing is possible in the River Almond next to the site and at the nearby Union Canal.

In reception you will find a small shop which sells basic groceries and toys. You can also purchase camping essentials like gas cannisters. The shop has also expanded to sell some vegan and vegetarian options like plant milk, sweets and pulses.

East Calder is a five minute drive away and offers shops, a pub and a cafe.

Linwater was founded by our family in 1998 and we love that as a small site it still has that family friendly feel to it. We love seeing guests enjoying themselves and are passionate about making sure that everyone does!

Proudly recognised as one of Scotland's leading holiday parks, Linwater Caravan Park has even taken home the award for Best Campsite in Scotland at the Scottish Outdoor Leisure Awards and the Scottish Hospitality Awards 2024 and 2025.

We are also enormously proud of our green tourism gold accreditation and are constantly looking for new ways to reduce our impact on the planet and contribute positively to the local community. Our focus for that very reason is therefore not about rapid and large expansion but continuous improvement.

Where we do grow we only ever consider it alongside environmental sustainability. All of our staff are paid at least the UK accredited living wage foundation hourly rate but in most cases more than this.

Our ethos is all about running the business in a way that is both productive and positive for everyone involved including the team and our guests. Our ultimate goal is to get the site to a point where it is completely off grid and run on renewable energy whilst still offering that first class service that our many return customers have come to enjoy.

Things to do on site and in the Edinburgh area

There is river fishing available just a few hundred metres away (permits available at reception). The play park has plenty of space for the kids to run around, but you can also cycle off on an adventure with a hired bike

There is a bus stop just over a mile away that you can use to get to Livingston or Edinburgh, and the site can provide you with a timetable if you need one. Alternatively, the park and ride is 4 miles away, with free parking for all vehicles (including motorhomes) and a regular tram service to the city.

There's also a railway station at Kirkliston, a mile from the site, which has a direct line to Glasgow Central in under an hour, and a bus stop just over a mile away that you can walk to for buses to Livingston or Edinburgh.
