Seal Bay Resort is a 300 acre holiday park with direct beach access in Selsey on the Sussex Coast. Great for families, there are indoor swimming pools, an outdoor splash pad, lido, Wave Rider, gym, arcade, adventure golf, climbing walls, craft activities and more. For food and drink, there are a range of restaurants and bars, plus takeaways with delivery to your pitch. Tents and tourers can choose from a range of grass and hardstanding pitches!

About the site

This action-packed holiday park offers fun for all ages. From the outdoor swimming pool and cabanas, to the indoor lazy river, flumes, bowling and adventure golf, there is something to keep you busy, whatever the weather! There are a range of pitches for tents, trailer tents, roof tents, campervans and motorhomes. Pitches range from 7.5m x 5m up to 10m x 7.5m, all allowing up to six guests. Choose from grass pitches, hardstanding pitches or double hardstanding pitches with an adjacent area for parking your car and grass for setting up your awning. There are non electric, electric and fully serviced pitches with an electric, water and grey waste hook up. Set across 300 acres, the site provides a regular free shuttle service for reaching the entertainment facilities, or you can take a gentle walk (up to 20 minutes for some facilities), or there are even bikes for hire. For food and drink, you will be spoilt for choice. The range of restaurants offers menus ranging from a BBQ kitchen to a seafood bar and cafe. You can even pick up a tasty takeaway with options including Greek, Chinese, pizza, waffles and fish and chips, with app delivery available to your pitch. The site is also home to a range of safari tents, pods, static caravans, lodges and houses. Dogs are welcome, with up to two pups allowed per pitch. There is even a dedicated dog adventure park and dog washes. BBQs are permitted, just please ensure they are raised from the ground. Open fires and disposable BBQs are not allowed.

Seal Bay Resort is open from 23/05 to 30/11 in 2025 and from 27/03 to 29/11 in 2026.

Onsite facilities include 20 free heated showers, toilets, family washrooms, baby changing facilities, disabled access, washing up sinks and a launderette. There is a dog park and a dog wash too. WiFi is available across the site for an extra charge. For getting around the park, there is a free, regular bus service, along with bike hire.

For food and drink, there is Smokey's BBQ kitchen, Smugglers Seafood Bar and Grill, Smugglers Secret Garden, The Cafe Lido Restaurant and Bar and the beachside Offshore Bar. There is a range of takeaways including Papa John's, Nathan's Famous, Millie's Cookies, Box Asia, Box Greek, Box Treats and Box Fish. Click and collect or delivery are available. A Nisa Local is available for picking up essentials.

The Oasis Leisure Pool is inside with slides, a splash pool, a six lane 25m pool, a small lagoon pool and a lazy river. There is an outdoor lido swimming pool with a splash pad/waterpark, a stage and a big screen, plus private cabanas for hire. There is also a gym, sauna, steam room, ice cave and jacuzzi.

Indoor activities include adventure golf, adventure bounce, bowling, arcades, Aqua Run, pottery, sand art, a soft play area, a teddy bear factory and wall climbing. Outside, there is a funfair, Wave Rider, football academy, laser tag, fencing, Dino Cars, crazy golf, combat archery, body zorbing, archery and axe throwing.

Regular evening entertainment and kids' clubs are available. Guests will also have direct access to the beach. Please note, activities are not available in November.

What time is check-in and check out at Warner Farm Touring Park?

Check-in is available from noon until 5pm. Please advise the site if you are delayed. Departure is due before 10am on your last day. You will receive a text message on the day of arrival with your pitch details.

Are the pitches level at Warner Farm Touring Park?

Yes. The site is completely level, and so is the surrounding area.

Does Warner Farm Touring Park allow awnings, gazebos or pup tents?

Awnings are permitted if attached to your caravan or motorhome as long as the total width of your vehicle with the awning is less than 5m. Otherwise, the site cannot accept additional structures on the same pitch due to size restrictions. Please book multiple.

Does Warner Farm Touring Park allow BBQs?

BBQs are allowed, but they must be freestanding and used responsibly. Please, no disposable BBQs.

Is Warner Farm Touring Park dog-friendly?

Up to two dogs are allowed per pitch. There is a dedicated dog adventure park and dog washes! Please keep them on leads and supervised at all times. There is a small additional charge of £2 per dog, per night. Do note that there are some restrictions on Dangerous Dog Breeds.

How far are the pitches from the Entertainment Facilities at Warner Farm Touring Park?

West Sands entertainment venue is just a ten minute walk. White Horse's facilities are 15 minutes away, and The Viking Centre at Green Lawns is about a 20 minute walk. There is a free bus shuttle that runs throughout the site.

Does Seal Bay Resort allow groups or pitches being booked together?

The site caters to families and couples only, and does not accept group bookings of 7+ units travelling together.

Can I park near my pitch at Seal Bay Resort? Or Is there parking adjacent to the pitch?

The site aims to provide parking next to or near your holiday accommodation, but cannot guarantee it. Please ask at the time of reservation if you have any particular requirements. You may not bring any commercial vehicles onto the Park. Motorhomes are only permitted on designated touring pitches.

Things to do on site and in the Selsey area

At the heart of the resort, you'll find the impressive Oasis indoor pool, complete with a lazy river, waterslides, palm trees, a sauna, a steam room, a Jacuzzi, and a six-lane 25 m swimming pool. On sunny days, head to the outdoor Lido with its splash zone, cabanas, and big screen, perfect for lounging or catching an outdoor film or show

Guests will have direct access to a mile-long strip of golden sand and shingle right on the doorstep of the resort. You can also enjoy Wave Rider, a surf simulator that lets guests carve the waves even without going into the sea.

For friendly competition, the adventure golf course and mini golf offer a playful round. The amusement arcades are filled with classic machines and claw games. If you're up for a thrill, try Dino-karts go-karting, bowling or scale the climbing wall at White Horse Village.

The Top Deck gym and wellness spa offer a peaceful spot to unwind after busy days. In the evenings, live entertainment takes centre stage. Watch shows and performances at the Embassy Theatre, attend themed nights at the lounges, or join in lively bingo at White Horse.
