Just ahead of you, is the wild Jurassic Coastline. About Lower Keats Glamping

Lower Keats is deep within the rural idyll of the South West, with the small and exclusive feel of just a very few accommodation spaces. There'll be no midnight wanderings to the toilets or cold showers here! The lodges are set up with modern and pristine en-suite toilets and shower rooms, with hot running water in both. Sleeping is in luxury too, with proper beds provided in three separate rooms, for ultimate privacy. Each space is self-contained with its own kitchen and a wood burning stove to keep you cosy and truly comfortable. The off-grid wood-fired tubs will heat fresh water from cold in less than three hours and with a stock of logs, are simple to use. Simply add one to your booking extras and immerse yourself in the relaxing ambience of woodsmoke and warm water, as you create memories that will last a lifetime. Staff have worked hard to think of everything because glamping is all about enjoying the little touches. There's an additional double burner gas hob, for an early morning cup of tea or coffee, and the ability to cook without the need to fire up the stove, so that you won't have to worry about little chores like those that are at home. Glamping here is dog-friendly too. Being nestled in the beautiful countryside of Devon and with the stunning Jurassic Coastline for a neighbour, the lodges are themed around 'Coast and Country'. Their names all reflect the most charming spaces of the surrounding coast - The Cobb, Golden Cap, and Beer. The remaining lodges are named after animals that you are likely to see during your stay - Stag, Deer and Pheasant. Staff have made sure that Lower Keats is as inclusive and sustainable as possible, achieving the Gold Award for Green Tourism. They are also the previous winners of the Gold Devon Tourism Award for Glamping Business of the Year and two Bronze Tourism Awards for ethical, responsible and sustainable tourism, as well as accessible and inclusive tourism.

All glamping accommodation includes solar lighting, an en-suite shower and toilet, and a woodburning stove to keep toasty. There is a kingsize bed, two single beds and a double, plus a kitchen with hob and running water in all safari tents. Outside you will find a deck area with candles, BBQ and a picnic table.

Lower Keats Glamping is set in Devon farmland and in places the land is uneven and the field is on a slight incline, so please make sure that your party are aware of this and wear suitable footwear. There are no paved paths to the lodges, therefore three wheel pushchairs may be more suitable than buggies. We recommend that you bring wellies or crocs as they can be easily kicked off on the decks before entering the lodge.

Staff want all guests to enjoy a restful, relaxing, chilled stay with us. To keep the atmosphere peaceful and to not to disturb the wildlife or other guests, we do not allow music or radios outside the lodges. Be aware when it is quiet all around noise will be amplified as it travels over the fields. There may well be young children sleeping on the site so we also ask you to be thoughtful of how much noise your party are making around the camp fires during the evenings. We all know that children like to escape early each morning, but to help let adults sleep in; it would be appreciated if parents could encourage children to stay indoors until after 7.30am/8am as it would help make for a stress free start to the mornings!

After 10.30pm the only sounds that should be heard is wildlife and whispering from guests enjoying the sunset and stars. Train spotters will also enjoy the view of the main train line on the other side of the River Axe and watching the level crossing lights. (Trains stop running overnight). Last summer we were fortunate to see the Tornado steam train go by on tour.

We are happy to accept all male or all female parties but request that they adhere to the noise rules above. If you want karaoke at 2am around the campfire, then this is not the site for you!

In exceptional circumstances we reserve the right to ask your party to leave if there is repeated noise after having received two warnings and as you will have breached the terms of your contract with us, no refunds will be forthcoming.

Staff will provide plenty of split logs and sticks for use in the wood burning stove during your stay, extra campfire wood is £5 a wheelbarrow load. Please don't burn spilt logs on the campfires but please feel free to collect fallen twigs from the hedges for your campfires. BBQs work best with charcoal and that can also be purchased in the larder or from nearby garages and supermarkets.

Each lodge has a smoke detector, carbon monoxide detector and a fire extinguisher with exits at the front and rear of the lodges. All properties are non-smoking. We also ask that candles are not lit in the bedrooms (due to fire risk). Candles may be lit outside on the decks and on the dining room tables. We also have solar lanterns for use under canvas which will add to the ambient feel without the danger of fire. The stoves are very safe if used properly have a fireguard. Instructions can be found in your information pack and should be read before use.

Each lodge has an outside tap and bucket outside each lodge - please have it ready for action when using the BBQ or campfires, just in case! No other fires should be lit. These are also handy for washing muddy boots and dogs!

Whilst staying at Lower Keats children will love to have the freedom of the Devon countryside however it is parents' responsibility to ensure that their children are safe and supervised at all times. Please do not allow them to play near or in the agricultural barn, as it contains agricultural machinery. We have fenced areas off and have signs to deter entry; however children may still find a way in. Please do not allow children to climb our fences or trespass into neighbouring fields, as there maybe animals or machinery at work.

Children are very welcome to help us with letting the animals out, feeding and cleaning them out, as well as collecting eggs, and bottle feeding spring lambs and piglets. We are always happy to have helpers and times will be displayed in the larder.

Dogs are a much loved member of the family and the site welcomes dogs to Lower Keats to holiday with you. We just ask that you hire a dog bed and bowl for use during your stay. All dogs must be on leads when on the site and must not be left alone in the lodges at any time. We love our springer spaniels Willow and Buster and are sure they will love to greet you on your arrival. Please drive slowly down the drive down to the campsite and let us know if would rather not have a friendly greeting from them.

Vehicles are only allowed in the camping field to unload luggage. This is to ensure that the field stays a safe haven for children who may be playing. Luggage will then have to be transported 30m-100m across the field to the lodges in a wheel barrow! Cars must then be parked in the parking area near to the barn/shop. Cars found to be parked in the field will incur a fine for their drivers! These fines will be donated to our chosen charity: 'The Jurassic Coast Trust Ltd'.

We take every care to ensure that you have a safe and enjoyable holiday, but cannot be held liable for any accidents or consequential loss or damage to the guest's possessions on the property or land.

Please leave the lodges tidy with furniture in the correct tents and let us know if anything gets broken, so we can replace it for our next guest. As we expect a degree of wear and tear we will only charge for replacements in exceptional circumstances. If damage is directly attributable to the guest, then we reserve the right to request payment up to £150 from the guest.


At the farm there are pigs, lambs and chickens and friendly ducks for guests to meet and get back to nature. You can feed the animals, collect the eggs, help with farming duties or simply use the farm as a base to explore the beautiful countryside.

The glamping meadow is the perfect place for little people to run around in, full of wildflowers, giving them the freedom of Devon country life. Not only that, but the River Axe neighbours the site and the fish life in the river includes salmon, bullheads, otters and kingfishers, so why not explore the river?

The site is perfect for exploring the Jurassic Coastline, hikers and ramblers will love the craggy cliffs and coastal walks, and there are an array of National Trust properties for you to explore.

The site is on the Devon, Somerset and Dorset borders - so the West Country really is your oyster.

  • The Chramouth Heritage Coast for incredible local fossils.
  • Barrington court, a Tudor stately home in luscious gardens and ripe orchards.
  • The Seaton Tramway where it's easy to step back in time.
  • Beer Quarry Cave, a set of vaulted caves ripe for exploring.
