There are a number of non electric grass pitches, suitable for tents and small camper vans. This is a lovely base for exploring the stunning South Downs National Park as well as the local area or trying some water sports, just half an hour from Brighton.

About the site
This family friendly site is a peaceful rural retreat that welcomes families, well behaved groups and couples. With Brighton just half an hour down the road, home to stunning pebble beaches, this is a great choice to explore both the countryside and coast. Barcombe Mills is also only 15 minutes away too, a popular wild swimming and paddleboarding spot. There are grass pitches without electric. These spacious pitches allow tents, trailer tents and campervans to set up at this lovely spot. A great site for family get-togethers with an abundance of space for pitches to group together on request. There are also 5m bell tents available to hire furnished with a double bed and bedding. Three single camp beds can be set-up to accommodate extra children. On a Saturday evening, you can relax and let the site owners cook you up some delicious pizzas. Dogs are allowed, but please keep them on the lead at all times as there are resident farm animals, including sheep, alpacas and camels! Fire pits can be provided and are perfect for toasting marshmallows after a busy day exploring, or for relaxing around under the stars.

1. Bookings and Payment
• All bookings must be made by a person aged 18 or over.
• Full payment (or deposit, if applicable) is required to secure your reservation.
• The balance must be paid prior to arrival, as specified at the time of booking.
• We reserve the right to cancel bookings where payment terms are not met.
2. Cancellations and Refunds
• Cancellations made more than 7 days before arrival may be eligible for a refund, minus an administration fee.
• Cancellations within 7 days of arrival are non-refundable.
• No refunds will be given for early departures or no-shows.
• In exceptional circumstances (e.g. extreme weather), management may offer rescheduling at their discretion.
3. Arrival and Departure
• Check-in: 15:00
• Check-out: 11:00
• Late arrivals must be arranged in advance.
• Guests must vacate pitches and accommodation by the stated departure time.
4. Use of the Campsite
• Guests must respect the peaceful nature of the campsite.
• Quiet hours are observed between [e.g. 10:00 PM and 7:00 AM].
• Excessive noise, disruptive behaviour, or nuisance to other guests will not be tolerated.
5. Woodland Area
• The woodland is a protected natural environment; please respect all wildlife and vegetation.
• Cutting, damaging, or removing trees, plants, or natural materials is strictly prohibited.
• Open fires are only permitted in designated fire pits or areas.
• Guests must not leave litter; all waste must be disposed of properly.
6. Lake - Prohibited Area and Safety Notice
• The lake and its surrounding banks are designated strictly prohibited areas.
• No access is permitted at any time, including (but not limited to) swimming, paddling, fishing, boating, or entering the water's edge.
• Clear signage and/or physical barriers are in place to identify this restriction. Guests must comply with all such notices.
• The lake poses significant natural hazards, including deep water, unstable ground, and environmental risks.
7. Mandatory Guest Responsibility
• Guests must ensure that all members of their party, including children and pets, remain outside the restricted lake area at all times.
• Children must be closely supervised at all times, particularly in proximity to woodland and water hazards.
• Guests are responsible for informing visitors (if permitted) of these restrictions.
8. Breach of Safety Rules
• Any breach of the lake restriction will be treated as a serious violation of these Terms and Conditions.
• We reserve the right to terminate the stay immediately without refund where a guest:
o Enters or attempts to access the lake area
o Ignores safety signage or barriers
o Encourages others to do so
9. Liability and Legal Position
• The lake is a clearly identified hazard, and reasonable steps have been taken to restrict access and provide warnings in accordance with applicable law.
• To the fullest extent permitted under the Occupiers' Liability Act 1957 and the Occupiers' Liability Act 1984:
o The campsite shall not be liable for injury, loss, or damage arising from unauthorised access to the lake.
• By entering the site, guests acknowledge:
o The existence of natural hazards
o Their obligation to comply with all safety restrictions
o That entering restricted areas is done entirely at their own risk
10. Risk Acknowledgement
• By making a booking and/or entering the campsite, guests confirm that they:
o Have read and understood these Terms and Conditions
o Accept full responsibility for compliance by all members of their group
o Understand that failure to follow safety rules may result in removal and potential legal consequences
11. Campfires and Open Flames
• Campfires are permitted only in designated areas or in approved fire pits provided or authorised by campsite management.
• Guests must not light fires directly on the ground unless explicitly permitted.
• The collection of firewood from the woodland is strictly prohibited. Only purchased or approved firewood may be used.
• Fires must be kept to a safe and reasonable size at all times.
12. Supervision and Safety
• Fires must be constantly supervised by a responsible adult (18+).
• Fires must never be left unattended under any circumstances.
• A suitable means of extinguishing the fire (e.g. water, sand, or extinguisher) must be kept nearby at all times.
• All fires must be fully extinguished before leaving or sleeping.
13. Fire Restrictions
• During periods of dry weather, high winds, or where required for safety, management reserves the right to:
o Prohibit all campfires and/or barbecues
o Extinguish any fire deemed unsafe
• Guests must comply immediately with any such instructions.
14. Prohibited Materials and Behaviour
• The burning of waste, plastics, treated wood, or hazardous materials is strictly prohibited.
• Accelerants such as petrol or other flammable liquids must not be used.
• Guests must not use fires in a way that creates excessive smoke, risk, or nuisance to others.
15. Liability for Fire Damage
• Guests are fully responsible for any injury, loss, or damage caused by fires they light or control.
• Any damage to land, woodland, facilities, or other guests' property must be paid for in full by the responsible party.
• Failure to comply with fire safety rules may result in immediate removal from the site without refund.
16. Environmental Protection
• Protecting the woodland environment is a priority. Fires must not:
o Damage trees, roots, or surrounding vegetation
o Be lit near woodland, dry grass, or other flammable areas unless in designated safe zones
• Guests must follow a "leave no trace" approach and ensure all fire remnants are disposed of safely.
17. Livestock and Grazing Animals
• The campsite and surrounding land may contain livestock, including but not limited to cattle, sheep, or other grazing animals.
• Livestock are part of the working environment and must be treated with care and respect at all times.
18. Guest Conduct Around Livestock
• No access is permitted at any time to the field with the camel in it.
• Guests must not feed, touch, or attempt to interact with any livestock.
• Livestock must not be chased, disturbed, or caused distress in any way.
• Gates must be left as found (open or closed) to ensure proper livestock management.
• Guests must remain on designated areas and must not enter fields or enclosures containing animals unless expressly permitted.
• If for whatever reason any animals are touched it is the responsibility of those individuals to wash their hands immediately after such an event.
19. Children and Supervision
• Children must be closely supervised at all times in areas where livestock may be present.
• Parents and guardians are responsible for ensuring children understand that livestock can be unpredictable and potentially dangerous.
20. Dogs and Livestock
• Dogs must be kept on a lead at all times when on the campsite.
• Dogs must be kept under strict control and must not approach or worry livestock.
• Under UK law, livestock worrying is a serious offence and may result in legal action.
• Any dog found worrying livestock may be required to be removed from the site immediately.
21. Safety and Risk Acknowledgement
• Livestock can behave unpredictably, particularly during breeding seasons or when with young.
• Guests enter areas where livestock may be present at their own risk.
• By staying on the campsite, guests acknowledge these risks and agree to act responsibly at all times.
22. Liability
• The campsite shall not be held liable for injury, loss, or damage arising from:
o Failure to follow guidance regarding livestock
o Unauthorised access to livestock areas
o Interaction with animals contrary to these Terms and Conditions
• Guests will be held responsible for any damage, loss, or injury caused by their actions, including those involving their pets.
23. Vehicles, Access Track and Speed Restrictions
• The campsite is accessed via a narrow, uneven, and bumpy track. Guests must drive with extreme care at all times.
• A strict speed limit of 5 mph applies on the access track and throughout the entire campsite.
• Drivers must be prepared to stop at any time due to pedestrians, children, animals, or obstacles.
24. Pedestrian Priority and Safety
• The campsite is a pedestrian-priority environment.
• Children may be playing and moving unpredictably; drivers must remain vigilant at all times.
• Campers, staff, and visitors have right of way over all vehicles.
25. Safe Driving Conduct
• Vehicles must be driven slowly, carefully, and responsibly at all times.
• Sudden acceleration, harsh braking, or careless driving is strictly prohibited.
• Appropriate caution must be taken in:
o Areas with limited visibility
o Near pitches, facilities, and communal areas
o Woodland sections and narrow paths
26. Vehicle Movements and Restrictions
• Vehicle movements should be kept to a minimum, particularly during quiet hours.
• Where possible, vehicles should only be used for arrival and departure.
• Management may restrict vehicle access in certain areas or during adverse conditions.
27. Parking
• Vehicles must be parked only in designated areas.
• Vehicles must not block access routes, emergency access points, or other pitches.
28. Liability and Responsibility
• Drivers are fully responsible for the safety of their vehicle and its operation on-site.
• The campsite accepts no liability for:
o Damage caused by the condition of the access track
o Damage to vehicles or their contents
• Any damage caused to persons, property, or the campsite by a vehicle must be paid for by the responsible party.
29. Breach of Vehicle Rules
• Failure to comply with speed limits or safe driving requirements may result in:
o Immediate restriction of vehicle use on-site
o Removal from the campsite without refund in serious cases
30. Prohibition of Driving Lessons and Unauthorised Drivers
• The campsite, including the access track, is private land used for accommodation purposes only and must not be used for driving practice or lessons.
• Driving lessons are strictly prohibited anywhere on the campsite, including the access road, tracks, and parking areas.
• Only persons who:
o Hold a valid UK driving licence, and
o Are legally permitted and insured to drive the vehicle
may operate vehicles on site.
31. Children and Underage Driving
• Children and unlicensed individuals are strictly prohibited from driving any vehicle on the campsite or access track.
• This includes informal or supervised driving lessons by parents, guardians, or other adults.
• Allowing a child or unlicensed person to drive on-site will be treated as a serious breach of these Terms and Conditions.
32. Enforcement and Liability
• Any person found permitting or supervising unauthorised driving (including children's driving lessons) will:
o Be required to cease immediately
o Risk removal from the campsite without refund
• The responsible adult will be fully liable for any injury, loss, or damage caused as a result of such activity.
33. Drug and Illegal Substance Policy
• The campsite operates a zero-tolerance policy towards the possession, use, distribution, or supply of illegal drugs or psychoactive substances anywhere on the site.
• Any guest found:
o Taking illegal drugs
o In possession of illegal substances
o Supplying or attempting to supply drugs
o Engaging in drug-related anti-social behaviour
will be required to leave the campsite immediately without refund.
34. Guest Responsibility and Conduct
• Guests must ensure that all members of their party and any visitors comply with this policy at all times.
• Any behaviour deemed unsafe, threatening, disruptive, or harmful to other guests, staff, livestock, or the environment will not be tolerated.
35. Police Involvement
• Management reserves the right to contact the police where illegal activity is suspected.
• Any illegal substances or related items may be reported to the appropriate authorities.
36. Alcohol and Intoxication
• Responsible alcohol consumption is expected at all times.
• Excessive intoxication, disorderly behaviour, aggression, or conduct causing nuisance to others may result in removal from the campsite without refund.
37. Right of Removal
• Management reserves the absolute right to remove any guest from the site where drug use, suspected illegal activity, or serious anti-social behaviour occurs.
• In such circumstances:
o No refund will be issued
o Future bookings may be refused

BBQs and fires in the fire pits provided are more than welcome. To protect the environment please refrain from using disposable BBQs. The campsite manager will come round to every pitch in the evenings selling local firewood and kindling.
